​1. Scope of Service

Areaft provides real estate advisory and brokerage services specifically for residential and commercial properties in West Pune, including Hinjewadi, Wakad, Baner, and Punawale. Our goal is to provide a fast, transparent finding process, aiming for a 24-hour turnaround from inquiry to property selection.

​2. “Raw & Real” Listing Policy

​All property images and descriptions on the Areaft platform follow our “Raw & Real” standard.

​We do not use aesthetic filters or hide property flaws; we represent the current, actual condition of the property to ensure your site visit is productive and honest.

​3. Client Conduct & Site Visits

​Appointments: Site visits must be scheduled in advance. Please provide at least 30 minutes’ notice before leaving for a scheduled visit.

​The 3-Showing Rule: To ensure we provide high-quality service to serious seekers, we prioritize clients based on intent. If a client does not commit to a property after 3 physical showings, we reserve the right to deprioritize further personalized site visits in favor of active leads.

​4. Brokerage & Service Fees

​Standard Fee: Areaft charges a standard brokerage fee equivalent to one month’s rent (plus applicable taxes) for rental transactions.

​Negotiation: Service fees are generally non-negotiable but may be reviewed at the company’s discretion for high-value properties or specific inventory clusters.

​Payment: Brokerage is due upon the execution of the rental agreement or the handover of the property, whichever occurs first.

​5. Legal & Documentation Support

​RERA Compliance: Areaft is a professional advisory firm. While we transition to our new brand name, our registration is maintained under our parent trade name: Axis Property.

​Digital Support: We facilitate digital rental agreements and police verification processes.

​Full-Tenure Assistance: Our service does not end at the move-in. We provide support throughout the 11-month tenure, including assistance in resolving maintenance or administrative disputes between owners and tenants.

​6. Communication & Privacy

​We utilize a 24/7 automated lead management system to ensure we never miss an inquiry.

​By using our services, you agree to be contacted via WhatsApp, Email, or Phone for property updates and service-related communication.

​7. Governing Law

Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra.
